Parc Place offers spacious one-, two-, and three-bedroom apartments in Miami Gardens, FL. Floor plan options include one-bedroom/one-bath, two-bedroom/one-bath, and three-bedroom/two-bath layouts.
How much does it cost to rent an apartment at Parc Place?
Apartment rents typically range from approximately $1,500 to $2,355 per month, depending on the floor plan, apartment features, lease term, and current availability. Contact our leasing team for today’s pricing and available apartments.
Do you offer short-term or flexible lease options?
Yes. Our shortest available lease term is typically seven months, giving you additional flexibility when selecting a lease.
What do I need to apply for an apartment?
Applicants will need to provide proof of income and meet Parc Place’s credit, background, and rental-history requirements. Our leasing team can explain the current rental criteria and required documentation before you apply.
What are the income requirements at Parc Place?
Applicants are generally required to have qualifying income of at least 2.5 times the monthly rent, subject to the community’s current rental criteria.
How long does the application approval process take?
Applications can typically be processed within one business day once all required information and documentation have been received.
Do you accept co-signers or guarantors?
Yes, co-signers or guarantors may be accepted. Contact the leasing office for current qualification requirements.
What fees and deposits should I expect when applying and moving into Parc Place?
Current charges include a $100 application fee, $300 administration fee, and $20 administrative setup fee. Depending on qualification, a $300 risk fee may apply, and applicable deposit amounts may range from $1,500 to $3,000. Because deposits and qualification requirements can vary, our leasing team will provide the costs applicable to your apartment and application before move-in.
Are there additional recurring fees at Parc Place?
Current required charges include $5 per month for pest control, $18 per month for liability insurance, and a $20 annual amenity fee. Fees and services are subject to change, so please contact our leasing team for a complete list of current charges.
Are utilities included in the rent?
Utilities are not included in the monthly rent. Electricity is billed directly by the service provider, while water and sewer charges are billed using the community’s allocation method.
Is reserved parking available?
Yes. Optional reserved parking is currently available for $10, subject to availability.
Can fees, deposits, or rental rates change?
Yes. Rental rates, fees, deposits, specials, and other charges are subject to change and may vary based on qualification or apartment selection. Our leasing team can provide a current fee disclosure and pricing information before you apply.
Is Parc Place pet-friendly?
Yes! Parc Place is a pet-friendly apartment community in Miami Gardens welcoming qualifying cats and dogs. Pet limits, weight limits, and breed restrictions apply.
How many pets can I have, and are there weight or breed restrictions?
Residents may have up to two qualifying pets per apartment, with a maximum weight of 45 pounds per pet. Breed restrictions apply, so please check with our leasing team to confirm that your pet meets the current guidelines.
What are the pet fees and monthly pet rent at Parc Place?
There is a $400 one-time, non-refundable pet fee per pet, plus $25 in monthly pet rent per pet. There is currently no separate pet deposit.
What pet-friendly amenities does Parc Place offer?
Four-legged residents have conveniences of their own, including an on-site bark park and pet-waste stations located throughout the community.
What are the most popular amenities at Parc Place?
Resident favorites include our swimming pool, fitness center, on-site laundry facilities, gated entrance, and 24-hour package lockers. These community features give residents more convenience without having to venture far from home.
Does Parc Place have package lockers?
Yes. Residents have access to package lockers 24 hours a day, making it easier to retrieve deliveries on their own schedule.
What are the pool and fitness center hours?
The swimming pool and fitness center are open Monday through Friday from 8:00 a.m. to 5:30 p.m. and Saturday from 10:00 a.m. to 4:00 p.m. Both are closed on Sundays.
Does Parc Place have an on-site laundry facility?
Yes. On-site laundry facilities are available for residents.
Do the apartments have washers and dryers or washer/dryer connections?
No. Apartments do not currently include in-home washers and dryers or washer/dryer connections. Residents have access to the community’s on-site laundry facilities.
Does Parc Place have a gated entrance?

Does Parc Place host resident events?
Yes. We host monthly resident events, giving neighbors additional opportunities to connect and enjoy the Parc Place community.
Do all Parc Place apartments have the same finishes?
No. Interior finishes and features can vary by apartment. Upgraded homes may include stainless steel appliances and matte black fixtures, while select Lux-K apartments also feature dishwashers. Ask the leasing team about the specific finishes and features included in the apartment you’re considering.
What type of parking is available at Parc Place?
Parc Place offers open, first-come, first-served parking, with optional reserved parking also available.
How much does reserved parking cost?

How do residents submit maintenance requests?
Residents can submit maintenance requests online through the resident portal or in person with our on-site team.
Is emergency maintenance available after hours?
Yes. After-hours emergency maintenance is available for qualifying maintenance emergencies.

Most routine maintenance requests are addressed within approximately one day, although timing can vary depending on the type of repair and whether additional parts or services are required.
